The mistake we see Florida homeowners make when they sell: walking away from their Save Our Homes benefit without knowing they could take it with them.

Florida law, in plain English:
• While your home has the homestead exemption, its assessed value can rise only 3% a year or the change in CPI, whichever is lower (Fla. Stat. §193.155(1)).
• When you sell, the home is reassessed at market value for the buyer (§193.155(3)).
• Portability: you can carry your benefit to your next Florida homestead, up to $500,000 (§193.155(8)). Buying down carries a proportional share.
• The window is 3 years from January 1 of the year you leave the old homestead. File Form DR-501T with your homestead application by March 1 (Florida Dept. of Revenue).

The mistake we see veterans make after buying on the Florida coast: never filing for the property tax breaks they earned.

Florida law, in plain English:
• 100% permanent and total, service-connected, honorably discharged: the homestead you own and live in is exempt from property tax (Fla. Stat. §196.081). Special assessments like trash can still apply.
• Rated 10% or more: you may qualify for $5,000 of value exempt (§196.24).
• Already rated 100% P&T on January 1 and taking title to a Florida home by November 1: the statute provides a prorated refund of this year's property tax once the exemption is granted next year.
• The deadline to file with the county property appraiser is March 1 (§196.011).

On our Marina Landing #1406 listing in Panama City Beach ($579,000, on the VA approved-condo list), the 2025 property tax on the MLS sheet was $5,892.96. That's the line this is about.
