An owner asked us before signing:

Can I still use my own villa if it goes on short-term rental?

Yes. You tell us the dates, we block the calendar, and guests cannot book those days.

With a yearly lease, personal use is very different. The property is occupied, and getting it back for personal use follows a formal notice process in Dubai.

That is the part many owners only understand after they have already chosen the model.

Short-term rental is not right for every villa. But if personal use matters to you, flexibility matters.

Some owners ask us:

“Should I rent my property yearly, monthly, or short-term?”

The honest answer is: it depends.

Yearly rental can feel stable, and for many owners, that stability matters. But it can still come with maintenance issues, bounced cheques, tenant delays, renewals, and legal follow-ups.

Short-term rental is a different model. It can offer more flexibility, but it needs active management behind the scenes.

The right question is not which option has no problems.

The right question is: which model fits your property, your plans, and how involved you want to be?

At Monty, we look at the property, the owner’s plans, and the realistic operating model before recommending the route.

Your Dubai apartment being empty for months does not always mean the property is the problem.

Sometimes, the market has shifted. Sometimes, the rental model needs to be reviewed. Sometimes, the pricing, presentation, or strategy no longer matches current demand.

Before lowering the price again, take a step back and look at the full picture.
At Monty Holiday Home, we help Dubai owners understand what may be holding their property back and what to check first.

Send us your area + unit type and we’ll tell you what we would review first.

We once turned down a very attractive villa booking.

The guest wanted to use a private villa for a card-game event, with money involved. The budget was strong, but the risk profile was not.

With villas, the wrong booking can affect more than revenue. It can create legal concerns, neighbour issues, security problems, damage risk, and reputational risk inside the community.

Good villa management is not accepting every booking.

It is knowing which bookings protect the owner, and which ones should be refused.

Your Dubai villa shouldn't sit empty while you're away.
If you only visit once or twice a year, those months of zero income add up fast , service charges, maintenance, and mortgage don't stop.
A well-managed villa can generate serious rental income. We've seen villas average AED 75,000 a month in gross rental revenue.
Every empty month is income you cannot get back.
DM us "VILLA" and we'll show you what your property could realistically earn.

The highest forecast is not always the best plan.

A homeowner recently came to us with a new handover unit in Neva Residences, JVC.

When many similar apartments enter the market at the same time, the question is not only:

“How much can I make?”

The better question is:

“How will my unit compete?”

A big number on paper may look attractive, but the strategy behind it matters more.

DM us your area and unit type, and we’ll help you understand the most realistic rental strategy for your property.

Before you believe the highest forecast, ask what it is based on.

Especially in a new handover building where many similar units are entering the market at the same time.

Same building.
Similar layouts.
Similar owner expectations.

That changes the competition.

A realistic rental forecast should not only show a big number. It should explain the logic behind it:

What is the supply in the building?
How will the unit stand out?
What rental model makes sense?
What happens if demand is slower?
Can the strategy adapt?
The goal is not to choose the biggest number.

The goal is to choose a rental strategy that can survive the actual market.

DM us your area and unit type, and we’ll help you understand the most realistic rental strategy for your property.

The rental market in Dubai is evolving.

We’re seeing a shift in what tenants are looking for:

Fully furnished
Bills included
Monthly payments
More flexibility

This is how we’ve been structuring properties at Monty.

In many cases, it’s not about lowering the price.
It’s about offering the right model.

Would you consider a more flexible rental approach?
