We look after a handpicked collection of holiday homes, beach houses, coastal apartments and pet-friendly stays across the Discovery Coast, gateway to the Southern Great Barrier Reef. Run by the Croome family (Richard, Jo and Jasmin), we offer

Kingfisher is the easy-going family pick of our properties. A short walk through the dunes to Main Beach, a heated communal pool for the days you'd rather not move far, and a layout that suits everyone from couples to families travelling with kids in tow.

Three bedrooms sleep up to six. The queen master comes with its own ensuite, the second queen room sits next door, and a twin single room rounds it out for the kids or a third couple. There's a large terrace with outdoor seating and a BBQ, a full kitchen, plenty of room to spread out, and the sound of waves never far away.

For the practical side of things, there's air conditioning, fast WiFi, a washing machine and dryer, underground parking, and lift access throughout. It's step-free if accessibility matters to you.

School holidays start in a week, and these are our four pet-friendly picks for families bringing the whole crew, dogs included.

Bayview is the only one with a fully fenced yard, set in a quiet cul-de-sac and sleeping six. Up to two small dogs or one medium dog are welcome, and there's parking out the front for the boat or caravan if you're towing.

McLeods is the walkable base in central Agnes Water, sleeping six, with up to two small or medium pets welcome. The property is unfenced, so it suits owners happy to supervise outdoor time.

Merindah is the largest of the four. A main house upstairs and a self-contained studio below means room for ten, ideal for multi-family trips with the family dog along. Unfenced, with a pet fee.

Sunset Villa is the quiet 1770 option, sleeping four with elevated views across the bay. Up to two pets welcome, veranda fenced, perimeter not.

Hello from the team behind 1770 Beach Accommodation!

We're a family-run business made up of Richard, Jo and Jasmin, and between us we manage every property in the portfolio personally.

Richard is the Principal. He holds a PhD in Behavioural Economics and brings decades of expertise in data-driven property management. Back in the 1990s, he developed Papua New Guinea's Village Services Database, a GIS tool used nationally to optimise infrastructure investment. Today he applies that same analytical precision to our in-house GIS, tracking holiday letting, sales and rentals across Agnes Water and 1770 in real time. It's how we value properties accurately, set rates with confidence, and protect every owner's return.

Jo is our Owner Relations and Property Care Manager. Her passion for property management comes from her own experience as a homeowner and landlord, and her eye for great hospitality has been sharpened by countless stays around the world. She works closely with our trusted local providers to keep every home spotless and guest-ready, and in 2024 she added a real estate licence to her skillset.

Jasmin coordinates guest services from booking through to checkout. A proud local with a Master's in Psychology, she helped design our website, writes the listings, and is the warmth on the other end of the phone when guests need a hand. Her work has been recognised by the Gladstone Region and Queensland's hosting community, and her personalised approach is what brings so many of our guests back year after year.

While the southern states pull the doonas out, we're still swimming.

Winter on the Discovery Coast is a quiet, mild, gorgeous version of itself. Days sit in the low to mid twenties and the water stays warm enough for a proper swim. Add in the fact that the beaches empty out, the humpbacks pass through on their migration north, and the coast and bush walks come into their own in cooler weather, and you've got a season most of us locals would happily keep to ourselves.

Every home here has been recognised by Booking.com in their Traveller Review Awards, a measure built entirely on the feedback of guests who've actually stayed. Eight properties, eight scores reflecting hundreds of stays, all earned through consistency, care, and attention to detail.

Agnes Bliss leads at 9.5, with McLeods at 9.3, Bayview and Kingfisher both at 9.2, On Agnes Time at 9.0, Merindah at 8.7, and Sunset Villa and Bimbimbi at 8.2 each. 1770 is famous for being the place where the east coast watches the sun set over the water, and Sunset Villa is right in the thick of it. Just fifty metres from the 1770 boardwalk, the front deck looks out across Bustard Bay to the kind of sky that stops conversations.

Inside, it's a simple, comfortable stay for two to four, with a queen and two single beds, air conditioning throughout, and an outdoor setting made for slow evenings.

Pets are welcome too, with up to two allowed for a small fee. The veranda is fenced, the perimeter isn't, so it suits owners happy to keep an eye on the dog during outdoor time.

Winter's quietest yet most spectacular show is about to begin. The first humpbacks will start their journey north along what's known as the Humpback Highway, and they'll keep passing through our stretch of coast from now until October.

The 1770 headland is one of the best spots to watch from shore, and the lookouts at Joseph Banks Conservation Park give you a panoramic view across Bustard Bay if you're after something more elevated. Bring a thermos, find a comfy rock, and you'll usually be rewarded within an hour or two.

Boat tours start running from July as the numbers build, but there's something special about spotting them from the headland, when it's just you, the wind, and a flick of a tail on the horizon.

A number of our homes in 1770 are perfectly positioned for it. Sunset Villa, Bimbimbi and Endeavour all offer elevated water outlooks, with a new property joining the portfolio soon with views just as good. We'll share more on that one shortly.

The 1770 Festival kicks off today, and there's still a quiet little studio open at Breakaway.

A self-contained studio sleeping four, set in a resort complex with a communal pool and restaurant on site. Open-plan, well laid out, with powerful air conditioning. Between the parade, the markets and the fireworks, you'll barely be home anyway. When you are, the pool is there for the recovery, the kitchen for breakfast, and Main Beach is a short stroll away.

McLeods is one for the festival-goers who want a relaxed base to come home to.

A pet-friendly three-bedroom home with a queen master and two twin rooms, sleeping six, just a walk from Agnes Water's cafes, shops and Main Beach. The private deck and BBQ are set up for slow mornings, and there's a second bathroom for the rush before the parade.
