Warm days, cool evenings… and one very important question:

What temperature should the home be set to before your guests arrive?

This time of year can be tricky for short-term rental hosts. One day it feels like summer, the next evening feels cool enough to open the windows.

And with self check-in, guests may arrive hours after the cleaner leaves. If the AC is blasting all afternoon, the home may feel too cold. If the AC is off, the home may feel warm and uncomfortable when they walk in.

That first impression matters.

A good guest experience starts before they even open the front door.

A few simple things hosts can do:

✅ Have a standard temperature setting for your cleaner or turnover team
✅ Use a smart thermostat when possible
✅ Message guests before arrival and ask if they have a preferred comfort range
✅ Pay attention to the weather forecast, especially during seasonal changes

Are you relying on short-term rental channel protection as your main insurance?

That can be a very risky mistake.

Many hosts assume the protection offered through a booking channel is enough. In reality, that type of coverage should be viewed as backup support, not your primary insurance plan.

If you operate a short-term rental, one of the most important things you can do is make sure your own insurance company knows exactly how the property is being used. They need to fully understand that you are running a short-term rental — not just a regular home.

A proper short-term rental insurance policy can help provide protection for things such as:

✅ Liability coverage

✅ Damage to the home and contents

✅ Coverage designed for short-term rental activity

✅ Loss of business / lost income

They do not see:

✔️ The lock code testing
✔️ The supply checks
✔️ The pricing adjustments
