📊 0.5%. That's how much UK house prices grew in the last year. Steady, not crashing.

Nationwide's October index came out this morning. Annual growth slowed to 0.5% (from 0.8% in September), the weakest since January 2024. Prices were unchanged on the month, and the UK average is £273,566.

What it means:
🔹 Buyers: you've got time and room to negotiate.
🔹 Sellers: price on what's actually selling nearby. The market won't lift it for you.

Buy your first home with just a 2.5% deposit? 🏡 Here's the new 'Your First Home' scheme, explained in 4 slides.

Confirmed in the Budget, it gives first-time buyers in England a 20% government equity loan on a new-build home, interest-free for the first 5 years. A smaller mortgage can mean a lower rate and lower monthly payments. On MSE's £200k example, that's £880 a month instead of £1,166.

Worth knowing: interest starts on the loan from year 6 (1.5%, then 3% from year 7), and you repay 20% of your home's value when you sell. Price caps are still being published, so we don't know the Milton Keynes cap yet.

Pre-registration opens in December 2026, applications open in February 2027, and the first loans are expected from April 2027.

📈 2.5%: what the Budget watchdog expects house prices to rise in 2027

Alongside this week's Budget, the Office for Budget Responsibility (OBR) updated its UK forecast:
✅ Around 2.1% house price growth in 2026
✅ Around 2.5% in 2027
✅ Then about 2.75% a year from 2028

Both near-term figures have been trimmed since March. The OBR expects growth to stay below inflation for now, held back by higher mortgage rates and flat real incomes, and it says the outlook is "highly sensitive to the path of mortgage rates".

Closer to home: the latest official average price in Milton Keynes is £324,000 (ONS, Aug 2026, provisional), similar to a year ago. Please note the OBR figures are UK-wide, not a Milton Keynes forecast.

What it means:
🔹 Buyers waiting for prices to crash may be waiting a long time.
🔹 Sellers shouldn't expect the market to lift an over-ambitious asking price.
🔹 Keep an eye on mortgage rates. The Bank of England's next decision is Thursday 5 November.

Steady, not spectacular. If you're thinking of moving in MK, message us to book a property advice meeting and we'll help you price and plan for the market we've got.

Thinking about downsizing? Here's what's holding most people back... and how to find out what you'd actually release.

Barclays has just published its "Rightsizing Revisited" research, and it'll ring true for a lot of the people we speak to.

24% of homeowners are open to downsizing at some point, but only 10% have actually done it
71% say financial risks and upfront costs are the barrier
Stamp duty puts off 36% of potential downsizers. Moving and removal costs put off 21% of homeowners, renovation or adaptation 20%, and legal or conveyancing fees 19%
On average, homeowners say they'd want to release around £108,516 from the sale for it to feel worthwhile

There's a lot of "one day" in those numbers... and that's completely understandable. Moving out of a family home is a big decision, and nobody wants to do it without knowing where they'd stand.

That's the part we can help with. We'll come and give you some honest guidance on your home's value, and talk through the typical costs of moving, so you can see roughly what you'd release rather than guessing. There's no obligation, and no pressure to do anything with it.

On a positive note... 67% of potential downsizers say they'd be more likely to move if more suitable smaller homes were built locally. Knowing your numbers now could put you in a good spot to act when the right place comes along.

For stamp duty and the wider financial side, please speak to an accountant or financial adviser too, as we can't give tax or financial advice.

If you'd like a chat, just drop us a message or give us a call.

Buyer tip: sort your mortgage in principle before you start viewing.

Here's why. According to Moneyfacts, the average mortgage deal has stayed on the market for just 15 days so far in 2026, and only 13 days in September. In 2025 it was 20 days, and in 2019 it was 43.

As Moneyfacts' Adam French puts it, "the deals available today may not be here tomorrow."

Rates have been moving too. Rightmove's daily tracker has the average 2-year fix at 5.55%, up from 5.29% last month.

So if you're planning to buy, speak to a mortgage adviser and get a mortgage in principle in place before you view. That way, if the right home comes along, you're ready to make a confident offer.

And if your current deal is ending, Moneyfacts says many lenders let you lock in a new rate three to six months before it ends... worth a conversation with your adviser.

Any questions about buying in MK? Drop us a message.
