There comes a point in a refurbishment when progress suddenly becomes very visible. We’re definitely there.

A walk around Park Residences at the moment takes you through almost every stage of construction in the space of a few minutes.

The new lift installation is well underway — after removing a system that had occupied the building for around a century, the replacement equipment, controls and new landing doors are now physically in position. It’s a major piece of infrastructure for the building and one that has required a surprising amount of work behind the scenes.

Walk upstairs and the picture changes completely.

Apartments that were recently timber studs, insulation and plasterboard are now plastered, painted and beginning to receive kitchens, appliances and final fittings.

Then you reach the Tower Residence, where perhaps the most interesting combination of old and new is taking place.

New structural steel sits alongside the original masonry. New curved windows follow the Victorian openings. New timber floor construction is being carefully formed around the circular tower — while that original architecture and those views remain very much the reason for doing all this in the first place.

And elsewhere, some rooms are still stripped back to brick.

That probably sums up a refurbishment of this scale better than anything.

One building. Several centuries of construction techniques. About twelve different stages of work happening simultaneously.

The Victorians certainly didn’t make everything easy for us — although, in fairness, they probably weren’t thinking too much about where we might put a new lift 130 years later.

But week by week, all those separate pieces are starting to join together.

And the finished building is becoming much easier to see.

Not every bit of progress on site is dramatic — but some of the smaller details make a huge difference.

This week at Park Residences, attention has been on the dormers and roofline detailing.

The original slate roof gives the building a lot of its character, so the aim has always been to repair and upgrade it in a way that feels appropriate to the age of the property rather than making the new work shout for attention.

The dormers are now being carefully finished with new dark fascia boards and leadwork, sitting alongside the retained slate and traditional red ridge tiles.

It’s quite a satisfying combination.

Old natural slate, new weatherproof detailing, traditional proportions and a much cleaner roofline.

The fascia boards may not be the first thing anyone notices from street level, but they are doing an important job: protecting the edges of the roof, helping manage weathering and giving the dormers a properly finished appearance.

And with a building this exposed to the Morecambe weather, that matters.

The goal is always the same — make the new work perform like modern construction, while allowing the original architecture to remain the star of the show.

Sometimes progress is a new lift or a whole apartment being plastered.

Sometimes it’s a fascia board lining up properly with a slate roof.

Both matter.

A lot can change in a week on a refurbishment project.

At Park Residences, we’re now at that stage where the building is starting to look very different depending on which room you walk into.

In some apartments, kitchens and appliances are arriving and the spaces are beginning to feel much more complete.

Bathrooms are moving on too, with large-format wall finishes, showers and fittings now being installed.

Elsewhere, plastering and decoration are progressing, while outside the render work continues and the building fabric is steadily being brought back up to standard.

And then there’s the lift.

After months of preparation, opening up, structural work and a fair amount of head-scratching around a 100-year-old shaft, the new lift equipment is now going in.

It’s one of those stages of a development where you can walk ten metres and go from exposed brickwork and heavy construction to a room that is starting to look almost finished.

That contrast is a good reminder that refurbishment is rarely a neat, linear process.

There are always multiple workstreams moving at different speeds, all needing to meet at the right point.

The good news is that more and more of those pieces are now starting to come together.

And judging by the number of boxes, tools and appliances appearing on site, we may soon need a second development just to store the first one. 😄

A little old-school engineering meets a little new-school steel. 👌

The turret at Park Residences is now being structurally strengthened with a new steel frame designed to improve rigidity throughout this unique part of the building.

The top ring beam also ties directly into the original timber dome structure, helping secure the roof and protect it against wind movement.

What makes this part of the job so interesting is seeing just how clever the original Victorian construction was.

More than a century later, much of that original structure is still doing exactly what it was designed to do.

We’re simply giving it a helping hand for the next 100 years.

Old craftsmanship. New engineering. Same turret. 🏗️
