Following on from our re-introduction last week..

A lot of people have asked exactly what we mean by ‘experience-led’ design..

We don’t necessarily mean expensive, we mean intentional.

The properties we’re looking to work with and build don’t have the biggest square footage or the highest price. They have one or two things at least, that make a guest go

‘oh I have to take a picture of that’

‘I have to show that to..’

• A cosy fire pit and seating area outside where friends sit and have late night chats
• A games room that families can enjoy together
• A bold feature wall that stands out and makes a statement

And that’s just scratching the surface.

For a small property, it’s the difference between £120 a night and £200 a night.

It’s the things that make people come back next time.

Hi, I’m Dani.. and this is a little re-introduction to Ortus Stays 👋

I live in Skipsea with my partner Tegan and over the last year we’ve been quietly building a small holiday let management business from scratch.

In that time we’ve learnt what we’re most passionate about and where we see Ortus going.

At Ortus Stays we now do two things:

1️⃣ Experience and design led holiday lets

We help owners turn “standard” properties into more memorable stays.. think games rooms, better layouts, bold and exciting design and guest friendly touches that actually make a difference to bookings and reviews.

2️⃣ Straightforward management for busy owners

If you just want someone reliable to handle listings, guest messages, cleans and turnovers, we still offer simple, no nonsense management for holiday let owners.

Behind the scenes we’re building a small team of professionals.. designers, trades, etc. So we can help with the full process:

design → refurb → setup → ongoing management

Behind the business it’s still just two genuine people and a small team who care about:

• Looking after your property as if it was our own
• Maximising your income
• Bringing more tourism into our local towns

Over the next few months I’ll be sharing more about:

• How experience led design can help your place stand out without needing to be super luxury
• What actually goes into running a holiday let behind the scenes
• A few of the projects and ideas we’re working on

Here’s how we onboard new properties at Ortus Stays:

1. Discovery call

We get to know you, your property, and your goals - is it income, hands off management, or adding value through design and refurb?

2. Property review

We assess the building, location and layout - then give you honest feedback on its potential and estimated income.

3. Design & setup plan (if needed)

If we’re a good fit, we create a plan: theme, refurb scope, furniture, inventory, and what is needed to stand out.

4. Compliance & operations

We help you get the essentials in place - safety, insurance, checklists, compliance. And arrange turnovers through our in house team.

5. Go live & manage

We arrange professional photography, write and launch your listings, manage pricing and bookings, and look after guests. So you don’t have to.

3 things stopping your holiday let from earning more money 💰

It’s not always location (although this is obviously a big factor)

It often comes down to 3 things, and they’re all happening before a guest even steps through the door!

1. Your first listing photo

Most owners go for a nice wide shot of the front of the property or the living room. The properties earning more open with something distinctive.. the ‘hero’ shot. A hot tub at sunset, a statement feature.. if you have a standout feature, USE IT!

2. Photographable features

It doesn’t have to cost a fortune, just something intentional that is ‘oh I’ll show my friends this’ worthy. A statement bath, a reading area with a view, a firepit. Something that feeds into emotions.

3. An intentional design

Some properties feel like they’ve been furnished over time. Others feel like a decision was made about how they wanted it to look, and went all in.

So far we’ve been solely focused on
management and turnover cleaning.

But we’re making a bit of a pivot. I’ve had a realisation that I have a passion for creating things.. creating standout, experience-led stays that make people talk!

So we’re not just managing holiday lets anymore.

We now help from start to finish. The full service.

Design → Refurb → Full management

I’ve been noticing a gap in the market, something you see in other places but not much of here.

Properties that give guests an experience. That have features that stand out. Somewhere they get excited to visit.

I’m thinking.. sunken outdoor fire pits, areas for kids to play and have fun (and adults?!), bold and creative design.

As much as the Yorkshire coast gives an experience in itself with the location, who says we shouldn’t go one step further?

So we’re now offering the full thing. For people who already have a property and are looking for a higher return on their investment, or those with capital ready to buy one.. (and an eye for creative and bold ideas is a bonus!)

The worry of ‘what if something goes wrong’ in the back of your mind.

The guest messages asking where something is or can’t get into the property.

We’ve had a few enquiries recently about this, so we’ve decided to make it an official service.

✔️We’re the first point of contact for your guests
✔️Handle any queries or issues on site
✔️Manage hot tub testing and changeovers if required
✔️Carry out turnover cleaning and restocking

So if you currently self manage and don’t want to hand over your property full time, this could be for you.

You stay in control, we just hold the fort while you have some well deserved time away.
