What a month.

One of the busiest months of the year so far for both businesses, but also one I’ve really, really loved.

Celebrating my grandparents’ 60th wedding anniversary 🥂, lots of family time (which I always love), yummy dinners and catch-ups with friends, and watching my mentees make such fast and meaningful progress as they start and build their own businesses.

There’s something so rewarding about seeing people go from “I don’t know where to start” to actually taking action, building confidence and creating something of their own. 🥹

A very full month, in the best possible way.

And now September has arrived… which always feels a little like the start of a new term 📚✨

If you’re building a Rent-to-Rent business, getting more properties isn’t always the answer.

Building better systems is.

I see too many people get their first R2R property… then accidentally create another job for themselves.

Guest messages.
Cleaners.
Maintenance.
Check-ins.
Problems at 10pm.

“How quickly could I realistically get my first Rent-to-Rent deal?” 👀

This is one of the questions I get asked the most.

If you have no prior property experience and around £3k–£5k to get started (first month’s rent, possibly a deposit, and furniture), then a realistic timeframe is around 6–8 weeks from day one.

That includes setting up your LTD company, getting your systems in place, speaking to agents and landlords, viewing properties, negotiating, and securing your first deal.

Can I guarantee it? No.

It depends on the market you’re in and, most importantly, the effort you put in.

But to give you a real example, one of my mentees secured 3 Rent-to-Rent deals in 6 months, that’s an average of one every 8 weeks.
It’s about following a proven process, taking consistent action, and knowing what to say to agents and landlords.

It’s often much simpler than people think.

Next week I turn 28.

Birthdays have a funny way of making you stop and reflect.

Over the last year I’ve laughed until my stomach hurt, had unexpected but incredible adventures and met some great new people who brought fun and laughter.

Most of all, I’ve learned more about myself, including discovering how strong I can be when life throws some curve balls 🙃

I’ve also realised something important…

You can be proud of what you’ve achieved and still wonder if you’re behind and you can be successful and still compare yourself to others.

As I step into Chapter 28, I still have big ambitions. But more than anything, I feel grateful.
So my wish for this next chapter isn’t just more business growth.

It’s more happiness.
More laughter.
More adventures.
More silliness.
More living.
(And another Barbados trip to see my best friend coming soon✈️).
Here’s to 28. A full heart, an open mind, and so much to be thankful for. 🤍

The biggest mistake I see beginners make?

They spend weeks learning how to negotiate with landlords… only to secure a property that nobody wants to stay in.

You can be the best operator in the world, but if you’re fishing in the wrong pond, you won’t catch many fish.

The same applies to Rent to Rent.

Before you even think about the property, ask yourself:

📍 Is there consistent demand in this area?
🏥 Is it close to hospitals?
🚆 Are there good transport links?
🏙️ Is it near business hubs or city centres?
🎭 Does it attract tourists or visitors?
🎓 Are there universities nearby?
🏗️ Is there ongoing investment bringing people into the area?

Demand is what fills your calendar and pays your rent.

A stunning apartment in the wrong location will often underperform an average apartment in the right one.

Successful Rent to Rent isn’t about finding any property. It’s about finding the right property, in the right location, for the right guests.

This mentee is in her twenties working tirelessly for the Emergency Services. She came to me 6 weeks ago, tired and frustrated with the prospect of the next 50 years looking the same.

“I can’t afford mentoring, the money I have is for my first Rent to Rent property.”
This can be a problem!

Starting a rent-to-rent business typically takes around £5k-£8k (estimated), including the property setup and furnishing.

But if you only have £5k, why should mentoring should come first?

Think of it like learning to drive.

You wouldn’t drive a car on the road before you’ve had driving lessons. You’d be far more likely to crash it as you wouldn’t have the knowledge of driving and know the pitfalls!

Instead, perhaps it makes more sense to get the lessons, learn how to drive and learn the rules of the road while you save for the car, and when you’re behind the wheel, you know what you’re doing. You’re going to be less likely to crash!

Rent to Rent is no different.

The property is the car.
The mentorship is the driving lesson.

The biggest lessons I’ve learned from building a Rent-to-Rent business 👇

After years of doing this, there are a few lessons that have had the biggest impact on how I run my business.

1. Judge the business over a year, not a month.
Short-term rentals are seasonal. There will be quieter months and there will be busy months. If you make knee-jerk decisions every time occupancy dips, you’ll end up making the wrong moves. Always zoom out and look at the bigger picture.

2. Your cleaning team can make or break your business.
A great cleaner does more than clean. They notice issues before guests do, use common sense, help when something unexpected happens, and become an extension of your business. Finding the right team is one of the best investments you can make.

3. Be prepared to walk away from a deal.
It’s easy to become emotionally invested and try to force a deal to work. But if the numbers don’t stack or it doesn’t fit your criteria, walk away. The right deals don’t need convincing they make sense from the start.

The longer I’ve been in business, the more I’ve realised that success isn’t about chasing every ‘opportunity’. Maximise your bookings and optimise your listings before getting the next deal. Build on a strong foundation💪
