Do I need to be tech savvy to start a Rent-to-Rent business?

Absolutely not. 😂

Despite being in my 20s, I still manage to accidentally open 47 tabs, lose documents I’ve literally just saved, and stare at spreadsheets like they’re written in ancient Greek.

I’m not a “colour-coded spreadsheet” girl.

I’m not a “built a dashboard for fun” girl.

And somehow I’ve still built a successful Rent-to-Rent business.

The truth is, this isn’t a tech business. It’s a people business.

Can you send an email?
Can you join a Zoom call?
Can you do basic tasks on a laptop?

Perfect. You’re qualified enough to get started.

The skills that actually matter are being warm, approachable, trustworthy, and able to build relationships with landlords, agents, and guests.

The good news? Technology can be taught.

Being a genuinely good person to work with? That’s the real superpower.

Location, layout, parking, and demand all matter. A beautiful property in the wrong area can still struggle to generate bookings.

2️⃣ It’s not a passive income strategy without systems.
Successful Airbnb businesses rely on pricing strategy, guest communication, cleaning teams, maintenance processes, and automation. The right systems make it feel passive.

3️⃣ The highest occupancy doesn’t always mean the highest profit
Many hosts focus on filling every night. Smart operators focus on maximising revenue and profit through pricing, minimum stay rules, and understanding demand patterns.

Most people focus on the cost of investing.

Very few people calculate the cost of doing nothing.

If you want more income, more freedom, or a property business that works around your life, staying where you are isn’t free.

Every month you wait is another month of:
❌ Lost cashflow
❌ Lost experience
❌ Lost confidence
❌ Lost opportunities

Right now, my properties are generating £150–£250 per night.

That means every single day you delay taking action is potentially another day of income you haven’t given yourself the opportunity to earn.

I stood on Europe’s largest marketing stage and spoke in front of 500 entrepreneurs.

From the outside, I probably looked confident.

Like I knew exactly what I was doing.

Like public speaking in front of hundreds of people was no big deal.

The truth?

In the days leading up to it, I felt nervous.

Really nervous.

I felt vulnerable, scared, and full of imposter syndrome.

Part of me felt like my 15-year-old self again, worrying about what people would think and whether I was good enough to be there.

It’s funny, isn’t it?

We grow businesses, lead teams, risk our time and money… yet sometimes that younger version of ourselves still shows up when we’re about to do something that’s big and new!

Walking onto that stage despite the nerves was one of the best things I’ve done.

Because the moment I started speaking, I absolutely loved it. Really loved it! ✨ I wanted to do it again straight away!

The audience engagement was incredible.

The feedback afterwards was overwhelming.

And I left wondering why I’d spent so much energy listening to the voice telling me I couldn’t do it.

How much time does Rent to Rent actually take? 🤔

A lot less than people think.

In the first 1-3 months, while you’re securing your first 2-3 deals, expect to invest around 4+ hours per week. This is the phase where you’re learning, viewing properties, speaking to landlords, and setting up your systems.

The key? Build the business you want from day one.

That means putting your team, automations, cleaners, maintenance contacts, and guest communication systems in place immediately not waiting until you’re overwhelmed.

Once your properties are set up and running smoothly, your role becomes oversight rather than operations.

For many Rent to Rent operators, that can be as little as 15 minutes a month checking payments, reviewing performance, and ensuring everything is running as expected.

The goal isn’t to create another job.
The goal is to build an asset that generates income without demanding your time.

Work hard at the start. Build the systems. Enjoy the freedom later. 🔑

It’s a question I get all the time.

The reality is, most landlords don’t want another job.

Running serviced accommodation isn’t just putting a property on Airbnb and hoping for the best. There are guest messages, pricing strategies, cleaning schedules, maintenance issues, reviews, check-ins, and managing multiple booking platforms.

Many landlords also assume it’s too technical or complicated. They see Airbnb, Booking.com and other online travel agencies (OTAs) as a completely different world to traditional renting.

The truth? There is a strategy behind making serviced accommodation profitable. Occupancy, pricing, guest experience, platform optimisation and compliance all matter.

🚨 How do you know if a Rent-to-Rent SA deal is actually a deal?

A lot of people get excited about a property before they’ve looked at the fundamentals. Before I spend time analysing numbers, I start with these basics:

✅ City centre or strong demand location
✅ 2+ bedrooms (usually gives more flexibility and stronger occupancy)
✅ Parking (where the area demands it)
✅ Modern, well-presented property that won’t require significant upfront investment

If a property doesn’t tick most of these boxes, it’s often harder to make the numbers work.

But remember: a property meeting these criteria doesn’t automatically make it a good deal.

You still need to assess:
📊 Local demand
📊 Comparable nightly rates
📊 Occupancy levels
📊 All running costs
📊 Landlord terms and permissions
📊 Your own business objectives and risk tolerance

The best operators don’t get emotional about a deal, it’s purely based on the data.

“How much money do I need to start Rent to Rent?”

This is one of the most common questions I get.

The honest answer? Typically between £5,000-£10,000.

Here’s what that covers:

✅ Education & mentorship (so you don’t waste months making expensive mistakes)

✅ First month’s rent

✅ Furniture and setup costs

✅ A deposit (although this can often be negotiated, reduced, or even removed depending on the landlord and deal)

When you compare that to buying property, where you might need £30k, £50k, or even £100k+ to get started, Rent to Rent is one of the lowest-cost ways to build a cash-flowing property business.

And remember…

You’re not investing £5-10k to make £5-10k back.

You’re investing it to build an asset that could generate thousands per month and potentially become a £100k+ per year business.

The question isn’t “Can I afford to start?”
