I’m incredibly disappointed with some of Airbnb’s recent changes, and unfortunately, this means we’ll be increasing our prices on their platform.

Airbnb’s new fee structure means we’re now being charged 15.5% commission, compared with the much lower fee we previously paid.

On top of this, new rules mean hosts can no longer ask guests to do simple things like load the dishwasher or take out rubbish before leaving. We’ve never expected guests to clean our property, but surely there’s a difference between cleaning and basic respect? These changes will inevitably put more pressure on cleaning costs.

I’m also disappointed with the restrictions around guest communication. I genuinely love speaking with our guests, checking everything is okay and adding that personal touch. It’s one of my favourite parts of hosting!

I can see us leaving Airbnb altogether in the coming months.

So please, BOOK DIRECT!

If you’re considering a stay at Riverside View, always message me directly for our best available price. I’d much rather pass the savings on to our guests than pay more in platform fees!

Last week had been one of the most disappointing we’ve had at Riverside View.

A group booked our holiday home for the maximum permitted occupancy, then brought additional guests to stay, breaching our booking terms and voiding our insurance. We chose to let them remain until checkout rather than asking them to leave late in the evening, as we didn’t want to leave families stranded.

during their stay, 4 of the teens staying there chose to vandalise a family business across the river. The matter has been reported to the police.

What has upset us most is not only the lack of any apology, but also receiving a negative review criticising our staff and value for money, despite the circumstances. We always go above and beyond for our guests, and the vast majority treat our home with the same respect we show them.

We’re sharing this simply as a reminder that holiday homes are someone’s property, someone’s livelihood, and often part of a local community. Please respect the house rules, respect your neighbours, and remember that your actions can have consequences far beyond your stay.

To all of the wonderful guests we’ve welcomed over the years—thank you. Your kindness and respect are the reason we love hosting, and we won’t let one disappointing experience change that.

IMPORTANT NOTICE

Riverside View has a strict maximum occupancy of 8 adults. This is not a guideline—it is a condition of booking.

Recently, a guest booked for 8 adults but had 10 adults staying at the property. This is a breach of our booking terms and invalidates our insurance cover. The same guests also checked themselves in an hour and a half before check in (4pm). Please do not arrive early or check yourselves in earlier unless specified that the house is ready.

Any guests found to have exceeded the maximum occupancy will be in breach of their booking agreement and will incur additional charges. We also reserve the right to terminate the booking immediately without refund if our occupancy limits are ignored.

These rules are in place for everyone’s safety and to protect our property, so we ask all guests to respect them.

I can’t believe I even have to say this — but to any future guests staying at Riverside View, please respect the property.

If you move any furniture or accessories, put them back where they were before you leave.

And just to be crystal clear — any incidents involving vomit in bathrooms, spit on walls, or recycling bins filled with glass bottles will result in fines.

Unfortunately, all of this happened with the most recent guests, which is incredibly disappointing. 😡
