Molonta Heritage Estate

Molonta Heritage Estate Molonta Heritage Estate, with its enticing charm and the gift of peace and quiet, truly captures the essence of the Croatian coast.

It is, as the locals would say, “the Mediterranean as it once was”. Recognized by Condé Nast Traveller for 2025, Villa Palma proudly stands among the most distinguished retreats in the region, celebrated for its authenticity, tranquility, and timeless Mediterranean spirit. ast. Perched in the western bay of Molunat, near the legendary city of Dubrovnik, it is surrounded with both natural and cultivated vegetation on 4.5 hectares (11 acres). The most noticeable flora are the orange and olive trees planted on many terraces. Enriched with terracotta roof and flooring, a paved stone terrace, a Tuscany ochre facade, and surrounded by orange trees, Molonta Heritage Estate offers a genuine rustic ambiance that one would expect when searching for an authentic, Mediterranean experience. If you are in need of relaxation, you will be blessed by waking up to sounds of a crystal clear sea, breathing in healing salt air, while enjoying a unique ambiance that is good for the body and soul. If however, you are energetic, you can follow a hidden path to your private beach, carved into the rocks, and with a natural sea pool for children — all exclusively for our guests to use. No neighbouring houses at this beach — no disturbances — no distractions. Some of our guests would describe it as privacy at its finest — a bit of paradise all to yourself. However, we are inspired by a combination of traditional and modern sensibilities. And so, after almost 90 years, Molonta Heritage Estate has undergone a complete 3-year renovation, retaining the same size but boasting a swimming pool and a modern, new interior. It is now one of the most beautiful and best-positioned villas in the Adriatic. Located in the small fishermen’s village of Molunat, it is close to the city of Dubrovnik, the town of Cavtat, the country of Montenegro, and only 20 km from the Dubrovnik International Airport, giving you a multicultural experience within reach. All of this was created to offer our guests a sense of serenity and a meditative quality to their holidays.

Generations Change. Roots Remain.
Every September, Molonta returns to its roots.
Figs, grapes, carob and olives are gathered from the same land that has sustained generations of our family. These traditions were not created for our guests, they are simply part of who we are.
Perhaps that is the true meaning of heritage: to care for what was here before us, and leave it worthy of those who come after.

We are delighted to see Molonta Heritage Estate featured in Architectural Digest’s new edit, The Best Airbnbs in Croatia for an Adriatic Summer.

Selected among just seven stays across Croatia, with our home in Molunat opening the story, this recognition is particularly meaningful to us.

Architectural Digest captures many of the things that define Molonta: the privacy of the estate, our gardens of olives and citrus, the infinity pool overlooking the Adriatic, the private shoreline, and the deeply personal way in which we welcome our guests.

For our family, Molonta has always been more than a place to stay.
It is a home, a landscape, and a way of life that we have shared with guests for generations.

Thank you to Architectural Digest, Katharine Sohn and Lauren Arzbaecher for including our little corner of southern Croatia.

Some stories are not created overnight, they are carefully preserved through generations.
Long before digital platforms connected us with guests around the world, hospitality was built through personal relationships, handwritten messages, and meaningful memories.
For Molonta Heritage Estate, one such story began with a hand-painted artwork that became a symbol of our family’s connection with guests and the timeless values of authentic hospitality. Today, that same spirit continues in a new era, where heritage meets modern luxury.
