📑 Documentation Requirements
To ensure a smooth and secure stay:
- Valid ID: Passport (for foreigners) or government-issued ID (for locals)
- Contract: A signed lease agreement
💳 Payment Terms
- Locals: Payment accepted via GCash, PayMaya, or GoTymePH
- Foreigners without a local bank account: Full 3 months upfront payment is required
💰 Financial Requirements
- Standard policy: 1 month advance + 1 month deposit
- Reservation Fee: ₱2,000
- Deducted from the 1-month advance upon move-in
- Non-refundable if the renter cancels after reserving
- Deposit Coverage: Held to cover damages, unpaid bills, or final utility charges
- Deposit Return: Refunded at the end of the lease after deducting any damages, unpaid bills, or utilities
⚖️ Rent Control Protection
- Renters are protected under Republic Act No. 9653 (Rent Control Act)
- Ensures fair rent increase practices and transparent handling of deposits
