We learned most of these the hard wayโ€ฆ

Here are the 7 things we now look for before making any offer:

#1 - Always buy on data, not emotion. If existing properties in the market aren't doing at least 20% of the purchase price in annual revenue, walk away.

#2 - Can I stand out? Make sure you have competitive amenities compared to other similar properties in the area. And something a guest can't find in 10 other listings in the same market. Design and amenities are the moat.

#3 - Research local tax laws. Property taxes can be reassessed after purchase and wipe out your cash flow entirely. Always model the worst case tax scenario before you close. We made this mistake once and it cost us our cash flow.

#4 - Identify which markets will allow you to stay there long term. Strict local regulations or HOA restrictions you didn't read until after closing. Always research before you buy, not after. You donโ€™t want to end up in a property and find out you can only rent it out for 90 days of the year.

#5 - Do not rely purely on your realtor's opinion. Some realtors know STRโ€™s inside and out. Most don't. We've had countless people come to us after buying a property a realtor told them would crush and it didn't. Always verify the data yourself.

#6 - Donโ€™t underestimate your true operating costs. Mortgage, taxes, insurance, cleaning, utilities, maintenance. Most people model the revenue and forget to model the expenses. Cash flow lives in the gap between the two.

#7 - Donโ€™t buy only for tax savings. Thatโ€™s great, youโ€™ll save a ton of taxes that first year through the STR loopholeโ€ฆbut make sure it cash flows for the long term!

The government built a loophole for W2 earners. Almost nobody uses itโ€ฆ

Here's how one short term rental can legally wipe out your tax bill:

Let's say you make $125K at your job.

You buy a $500K Airbnb.

You put money into furniture and improvements, the way you should to compete in any market.

You run a cost segregation study on the property using 100% bonus depreciation.

That property generates $125K in paper losses in Year 1.

Now - normally rental losses can't touch your W2 income.

But short term rentals are differentโ€ฆ

Log 100 hours managing your property and more than any other individual involved.

The IRS reclassifies those losses as non passive.

Meaning they offset ANY income. Including your salary.

$125K income. $125K write off.

Your taxable income drops to zero.

You save $20,000 to $30,000 in actual taxes.

From one property.

That same property also cash flows $2,000 to $3,000 a month.

So you saved $20โ€“30K in taxes AND you're getting paid every month while your guests cover the mortgage.

This isn't something someone found by accident.

It's written directly into the tax code.
