A few months ago, we closed on this property with plans to build an indoor glow-in-the-dark mini golf course in the basement of the garage.

Five holes, black lights, a full mural wall. We had the lumber ready to go. ⛳

We're tracking every dollar spent turning this property into a top 1% Airbnb.

Current estimate with the hot tub, sauna, and full outdoor wellness setup? Somewhere between $66K and $75K.

We're putting a real wood-burning fireplace in the bedroom - not the living room.

Weird choice? Maybe. But with a firewood rack and the right setup, it's actually a pretty solid winter amenity.

The smell hit me the second I walked in. Years of dogs, carpet soaked through to the padding.

We're looking at full carpet replacement, drywall repairs, fresh paint, new trim. A couple thousand just for the flooring in this room alone.

Pool, hot tub, trampoline - if you've got the right insurance policy, all three can work.

Just make sure your coverage actually protects you for the liability.

Layout's a 10. Seven bedrooms, two big entertaining spaces, killer backyard.

Style and condition? Maybe a six. Needs paint, flooring, all new carpet - pretty significant lift to get it where it needs to be.

This bedroom has a sink that doesn't connect to anything, a whiteboard on the wall, and a doggy door inside the closet.

I have no idea what was happening here.

I might actually keep this paint job.

It's not how I'd do my own bedroom, but for an Airbnb? It's unique enough that it works - especially since you're almost always going to have girls in the group. Won't be in the first four listing photos, but it's a solid room.

Seven bedrooms on the second floor alone.

Most of them need carpet repair, patching, paint - classic handyman punch list. But the layout's already there.
