Owner's Important information regarding Halloween weekend.
FYI we have noticed a lot of questions on other social media pages regarding guest fees for the coming Resort Halloween weekend.
The gust fees for this weekend are our normal rate of $10 each for ages 6 and above. Also as is standard procedure you are limited to 6 guests per active reservation. Guests should be on your guest list at the Security Gate or you will need to meet them at the gate when they arrive. Once the gate gets busy there will not be room for the guests to park and wait for you to get to the gate to ok them as guests. Best way would be to add the guests coming by updating your guest list earlier than the guests arrival.
If guests arrive after the River Road is shut down they will need to park up in the pool parking area and walk down. NO VEHICLES DRIVEN ON THE RIVER ROAD during Trick or Treating other than golf carts. Guests and owners must adhere to the no vehicles for the entire time the river road is shut down. REMEMBER you are responsible for your guests.
Thank You and it will be another great weekend of events Friday and Saturday ending with breakfast for donations Sunday morning.

Owner’s FYI
Reminder today October 1 starts paid storage and the gates to the storage lots will be closed and locked. To enter you will need to sign out the key to storage and lock the gate back when you leave storage then return the key to the entrance gate.
Please note all RVs in both lots must be identified with owner numbers. Additionally when storing RVs for the offseason remember storage fees must be paid in advance and please park trailers as close as possible together leaving only 3/4 feet between trailers to allow for more units to be stored. If not parked properly the Resort will move it and park it properly. Any unpaid storage fees will be billed monthly and charges added to your account.
Utility trailers can only be stored in the F storage lot and also must have owner ID numbers on the trailers. Any utility trailers with no owner ID numbers on them will be subject to removal or relocation from Resort property.

Fall Crafts kick off the day, Ice Cream Social sweetens things up, and Bingo closes the night with big smiles.

🌶️ Saturday, October 10
The Chili Cook‑Off heats things up with friendly competition, and the evening glows with LED Mini Golf and s’mores.

🐾 Saturday, October 17
The Board of Directors meets in the morning, a Scavenger Hunt sends everyone exploring, the Mini Menagerie Petting Zoo brings adorable fun, and the night lights up with Glow‑in‑the‑Dark Flag Football, LED games, s’mores, and live music from Eclectic Company.

👻 Friday, October 23
Glow Monster Bash takes over with face painting, music, dancing, games, and cotton candy.

🎃 Saturday, October 24
Pumpkin carving and judging, a Costume Party & Contest, Trick‑or‑Treating, site decoration contest, and a Haunted Hayride make it the ultimate Halloween celebration.

Breakfast wraps up the month.

Owner’s WiFi on the River update. We have a switch at the start of the signal line on the River that got wet and has shorted out. This has to be replaced and programmed to get the system back up. We have a replacement and are working to get it programmed by our off site WiFi technician. Hopefully by tomorrow we will have the system back up and running.

I have been asked by the Board of Directors to share with you some important information regarding Rule Book changes and budget information for 2027.
RULES 2027
A link to an electronic copy of the New Rule Book will be sent out with the annual dues invoicing , presidents letter and payment plan documentation.
Section 1 Definitions - New designation of Micro-Mobility Devices such as small light weight low speed vehicles. ( bikes e-bikes ,scooters ,e-scooters & hoverboards.
Section 2.1 Ownership & Liability Documents. - ALL owners listed on every deed MUST Fill out and sign a "Release Assumption of Risk, Waiver, and Indemnification Agreement prior to their first reservation in 2027. A copy will be included with the invoice and electronic copies can be sent as needed or signed in person at the office.
Section 3 Annual Dues - A third 5 payment option has been added to the existing 2 and 3 payment options all due prior to April 1st. also additional notice of your right to make payments throughout the year at anytime for the next years dues.
Section 7 Actions of Guests, Dependents and pets - A- Owners shall be responsible and liable for action of guests, dependents and pets.
E 4 - Pets must be leashed, tethered, confined in escape proof enclosure AND under the owners control at the owners site.
Section 10 Many changes but highlights are-
Rules for each category of vehicles -Battery operated children toys, Micro Mobility Devices and golf cart and UTVs
The $100,000.00 liability insurance is only required on Golf Carts and UTV that are grandfathered. UTVs will no longer be allowed at the Resort but owners who had one registered here as of end of 2026 will be grandfathered in.
I the Appendix guest fees for guests who enter the Resort after 8pm the fee will reduced by $5.
2027 BUDGET
The Board has decided to start putting extra funding towards some of our ageing vehicles, infrastructure and buildings to keep them in good operating condition. Improvements scheduled are the following
2nd River Bathhouse interior remodel, Pool Building bathrooms and outside remodel to look like other renovated resort buildings,
C Bathhouse outside remodel, Media Room interior remodel so it can be used for resort activities and rental,R3 R4 and P2 Rental units sub floor repair and new flooring, Main Office new stair, porch and ramp treads and A section timber wall repair A41,A46 and A12.
The Annual dues for 2027 have been set at $2000.00 for each ownership. The invoices for next year will be in the mail by the 2nd week of October and as previously mentioned there are three payment plan options available to you included in the mailout.
The last and NEXT Board Meeting for 2026 will be October 17th.
