We’re touring a second-floor corner unit at Caribe Resort in Orange Beach, Alabama.
At the time of filming, it was offered at $715,000 with approximately $800 per month in condo dues.

This is not your average cramped beach condo. The unit has a large open living area, wet bar, oversized primary suite, huge walk-in closet, floor-to-ceiling glass, and a balcony overlooking Old River and Ono Island.

Caribe also offers indoor and outdoor pools, waterslides, a lazy river, hot tubs, fitness centers, saunas, marina access, boat-slip rentals, Cobalt Restaurant, and trolley service to the nearby beach.

That sounds backwards to some people until you actually run the numbers.

We recently helped buyers sell their Gulf Shores home for $340,000 and move into a brand-new Gold Fortified home in GlenLakes in Foley for $359,000.

And here is where it gets interesting.

They were able to use their equity to:

✅ Buy a brand-new 4-bedroom home�
✅ Pay off their vehicle�
✅ Pay off their RV�
✅ Lower their insurance�
✅ Move closer to work�
✅ Put money toward a fence, patio extension and garage improvements�
✅ Get their total house payment at the time of closing to just under $1,100 per month

The house is approximately 1,815 square feet with 4 bedrooms, 2 baths, an open kitchen and living area, screened patio and access to the GlenLakes golf community.

Builder incentives and interest rates change, so those exact numbers aren't something every buyer can duplicate today. But the bigger lesson absolutely matters.

Sometimes moving 10 or 15 miles can completely change your financial picture.

Here’s a real example of why you should compare BOTH before deciding where to buy.

Our clients sold their home in Orange Beach and moved one town over to Colony Parke Estates in Gulf Shores.

For about $615,000, they ended up with:

🏠 Roughly 800 more square feet�
🌴 A Gold Fortified home�
🏊 A beautiful private pool and hot tub�
🛏️ 4 bedrooms plus office/flex space�
💰 Lower insurance costs for their situation�
📍 A Fort Morgan Road location close to beaches and boating
And getting there wasn't exactly boring.

Their Orange Beach appraisal came in low, the buyers ultimately paid $20,000 above the appraised value, and we had three connected real estate closings that all needed to happen on the same day.

No pressure there.

This 19th-floor San Carlos condo has three bedrooms, three full bathrooms, approximately 1,419 square feet, floor-to-ceiling Gulf views, a Gulf-front primary suite, and a large balcony overlooking the beach.

The projected annual gross rental revenue was approximately $85,000 to $95,000. That sounds great, but the view should not be allowed to do your math for you.

That’s getting harder and harder to find along the Alabama Gulf Coast.
