If buying or selling is on your radar for 2027, you don’t have to wait until January to begin.

You also don’t need everything figured out. You just need a starting point.

For buyers, that might mean:

• Speaking with a lender
• Reviewing credit and debts
• Building savings
• Learning the true costs of buying
• Narrowing down locations and priorities

For sellers, it might mean:

• Understanding the likely market value
• Identifying repairs and maintenance
• Decluttering a little at a time
• Reviewing estimated selling costs
• Creating a realistic timeline

Tash calls it making a plan before everyone starts flapping. I call it making informed decisions. šŸ”

Whether your move is three months away or a year away, a planning conversation can help you see the path forward—without pressure or artificial urgency.

The holidays are coming, and suddenly every sale looks like a personal invitation.

Tash says: A discount isn’t savings if it knocks your homeownership plan off the perch. šŸ”šŸŽ

If buying a home is one of your goals, holiday spending can affect more than your savings. Large credit-card balances, new store accounts and financed purchases may affect your credit utilization, debt-to-income ratio and available funds.

Before shopping season gets rolling:

• Set a realistic holiday budget.
• Decide what you can spend without touching home savings.
• Avoid opening store cards simply for a discount.
• Continue making every payment on time.
• Speak with your lender before financing a major purchase.

Enjoy the holidays—but give your future plans a place in the budget too.

Planning to sell this winter or next spring? What you do this fall can make preparing easier—and help protect your home in the meantime.

Tash has the hard hat. Michelle has the checklist. Let’s get ahead of it. šŸ”šŸ

Consider taking care of:

• Cleaning gutters and directing water away from the foundation
• Replacing the furnace filter
• Checking smoke and carbon-monoxide detectors
• Sealing obvious exterior gaps
• Addressing peeling paint, loose railings and minor repairs
• Keeping walkways and drainage areas clear
• Photographing landscaping before everything is covered in snow

Small maintenance items have a funny way of becoming inspection issues—or larger repairs—when ignored.

You don’t need to renovate the entire house. Start by protecting what you already own and creating a realistic preparation list.

šŸ‚ The fall market may move a little more slowly—but slower doesn’t mean stopped.

Tash says: Fewer feathers flying can make it easier to spot an opportunity. šŸ”

Depending on the location and price range, fall buyers may encounter:

• Fewer competing offers
• Sellers who are more motivated to move
• More time to evaluate a property carefully
• Potentially more room for negotiation

That doesn’t mean every home is a bargain or that competition disappears. Well-priced homes can still attract serious attention.

But if you’re prepared, preapproved and clear about what you need, this quieter season may be worth exploring.

Wondering what the fall market looks like in your part of Macomb or St. Clair County? Let’s look at the actual local numbers.

šŸ“Š September Market Update — Macomb County

The fall shift showed up right on schedule šŸ‚

Here's where we landed in September:
šŸ” Median sale price: $281,000 (+3.3% from last year)
ā±ļø Average days on market: 30
šŸ“¦ Homes for sale: a three-year high — 3 months of supply

Translation: still a seller's market, but the mildest one we've seen in three years. Buyers, you've got more breathing room than you've had in a long time. Sellers, pricing it right still matters.

Thinking about a move? Let's talk strategy. šŸ‘‡

Mortgage rates change—and when they do, the monthly payment and price range you discussed several weeks ago may no longer be accurate.

Tash says: Stay in touch with your lender. Your buying power isn’t carved into the coop. šŸ”

Your payment can be affected by the interest rate, loan program, taxes, insurance, debts, credit profile and down payment.

If you’re actively shopping or preparing to buy:

• Check in with your lender regularly.
• Request updated payment estimates before making an offer.
• Discuss financial or employment changes with your lender.
• Focus on a comfortable payment—not simply your maximum approval.

A preapproval is a starting point. Good communication keeps the plan current.

An inspection and an appraisal may both happen after an offer is accepted, but they serve two very different purposes.

šŸ” THE HOME INSPECTION

The inspector evaluates the home’s visible and accessible components and helps the buyer better understand its condition, maintenance needs and potential concerns.

šŸ  THE APPRAISAL

The appraiser develops an opinion of value for the lender. The appraiser considers the property, comparable sales and market information. Depending on the loan program, certain property-condition requirements may also be reviewed.

The inspector is not determining the home’s market value, and the appraiser is not performing a full home inspection.

In Tash terms: One looks closely at the nest. The other determines what the nest is worth. šŸ”

Understanding the difference helps buyers know what each can—and cannot—tell them.

When several offers arrive, it’s tempting to circle the largest number and call it a day.

Tash says: Read the whole offer—not just the price. šŸ”

A seller should also consider:

• The buyer’s financing and strength of approval
• Requested seller concessions
• Inspection and appraisal terms
• Earnest money
• Closing and occupancy dates
• Contingencies
• The buyer’s ability to complete the transaction

A slightly lower offer with cleaner terms and a well-prepared buyer may ultimately provide more certainty—or even better net proceeds.

There is no single ā€œbestā€ offer for every seller. The best choice is the one that most closely supports that seller’s priorities, timing and acceptable level of risk.

That’s why we compare offers side by side before making a decision.

You’re under contract, the closing date is getting closer, and that new sofa would look perfect in the living room.

Tash says: Put the credit card back in the coop. šŸ”

Before closing, your lender may verify your credit, employment, income, debts and available funds again. A new furniture account, vehicle loan, large credit-card purchase, job change or unexplained movement of money could affect your loan approval.

Until you have closed and received the keys:

• Don’t open or close credit accounts.
• Don’t finance furniture, appliances or a vehicle.
• Don’t make large purchases on existing cards.
• Don’t move large amounts of money without documentation.
• Don’t change jobs without speaking with your lender first.

When in doubt, call your lender before making the move—not after.

The furniture will still be there after closing. Your loan needs to be there too.

šŸ” A home inspection isn’t ā€œpass or fail.ā€

Tash brought the magnifying glass, but nobody is handing the house a report card.

An inspection helps a buyer better understand the home’s condition. It may uncover:

• Safety concerns
• Aging mechanical systems
• Water or moisture problems
• Electrical or plumbing issues
• Repairs and maintenance to plan for

No home is perfect—not even a new one. The real questions are whether the findings are manageable, whether additional evaluation is needed and what options are available under the purchase agreement.

Depending on the contract and inspection results, a buyer may decide to proceed, request repairs or concessions, renegotiate when permitted, or exercise an available inspection contingency.

The inspection isn’t about creating panic. It’s about making an informed decision—and informed clients make better decisions.
