A guest writes to you three weeks before arrival. Their situation changed, and they need to cancel.

Do you say yes because it's the right thing to do for them? Or do you say no because that week may not rebook, and you're the one who absorbs it?

Most owners we talk to have been in that spot. Nobody wants to be the person who turns away a family in a hard moment, and nobody wants to eat a week of income either.

The water in New Smyrna Beach is still warm in October and the beach isn't crowded. The best part is the morning, when the sun comes up over the Atlantic and there are usually more shorebirds out than people.

After a beach day, Flagler Avenue is a good spot for dinner, and Canal Street has galleries and shops for a slower afternoon. Our team is local, so if you need anything during your stay, we're right here.
