Still haven't touched your Airbnb pricing? September 15th is right around the corner.
That's the day Airbnb's new 15.5% host fee kicks in for every self-managed host. No opting out.
Right now, Airbnb splits its fee. Hosts pay about 3%. Guest pay 14 to 16% on top at checkout.
After September 15th, it's one fee: 15.5% taken straight from your payout. Guests see one price, full stop.
Here's some quick math on a $100 night:
Today, you net $97. Your guest pays around $115 once their fee is added at checkout.
Leave your price at $100 after the 15th, and you net $84.50 instead.
To keep you $97, don't just add 15.% to your price. Divide it by 0.845. That lands you at $114.79, which is almost exactly what your guest was already paying.
So no, guests aren't really paying less here. They're just seeing the real price sooner instead of at checkout.
But getting your price right only protects what you're already earning. It doesn't win you more bookings.
