This Key Colony Beach property has so many of the things we love to see in a vacation rental investment — canal-front living, great dockage, quick access to both the Gulf and Atlantic, and an established rental history with future bookings already secured.

☀️ One last day of August…

It’s hard to believe we’re already closing out another summer in Southwest Florida! 🌴

August brought us new properties, new homeowners, new guests, longer stays, plenty of behind-the-scenes projects… and a whole lot of exciting things happening here at BODA Property Solutions.

And now we’re heading into September — which means we’re officially getting closer to one of our favorite times of year in Southwest Florida. 🙌

For our guests, that means warm weather, beach days, boating, pool time and escaping the cold that's coming everywhere else. 😉

For our homeowners, it means making sure properties are ready, listings are dialed in, and everything is positioned for the upcoming season.

And for us? It means doing what we love — taking care of the homes entrusted to us and creating places people are genuinely excited to stay.

Not every stay is a vacation… and we love that. 💙

What was originally expected to be about a two-week project turned into a 44-night stay, and we were so happy to continue accommodating this hardworking crew while they were here working in our community.

After long days on the job, they weren’t going back to separate hotel rooms. They had a comfortable home away from home where they could cook dinner together, relax by the pool, fish from the dock, sleep in comfortable beds, and recharge for the next day.

And during what is typically considered our “off season,” a 44-night reservation is also a pretty great reminder for our homeowners that vacation rentals don’t have to serve only vacationers. 😉

We proudly host all kinds of guests throughout the year — families making vacation memories, construction and project crews, travel nurses, business travelers, professionals relocating to the area, and people who simply need a comfortable place to call home for a little while.

Heidi, thank you for trusting us to host your team and for the wonderful 5-star review! ⭐️⭐️⭐️⭐️⭐️ We loved being able to remain flexible as your project continued and make sure the crew had a comfortable place to come home to each night.

✨ Welcome to Poolside Retreat! 🌴

Every home has a story, and this one has been such a rewarding journey.

We had the opportunity to begin working with amazing and eager first-time vacation rental investors while they were still in the house-hunting stage from out of state. As they narrowed down the perfect investment property, we knew this home had incredible potential and would shine with just a few thoughtful updates.

On closing day, we were there to open the doors, walk through the home together virtually, and share our vision and ideas for bringing it to its full potential. From that moment on, we hit the ground running—even before the homeowners had the chance to see the home in person.

Over the past few months, we've worked side by side to transform the home with new flooring, fresh paint, beautiful coastal décor, thoughtful amenities, and everything guests need for a memorable stay. From beach gear for adventures at Englewood Beach and Boca Grande to a private pool, expansive fenced backyard, comfortable outdoor seating, and a collection of yard games, every detail was chosen with future guests in mind.

Today, we're so excited to officially launch Poolside Retreat! Thank you, Jay and Marjana, for trusting Boda Property Solutions throughout this journey. Watching your vision become a reality has been such a privilege, and we can't wait to welcome your very first guests.

🌴 Successful Saturday! 🌴

Ever wonder what a typical Saturday looks like at Boda Property Solutions?

Today started bright and early with writing a contract for our newest homeowners as we get ready to launch their beautiful vacation rental in Venice. Even more exciting... professional photography is officially scheduled! 📸 Damon Media Group is the Bomb 💣

From there we grabbed fresh coffee and flowers at the Downtown Punta Gorda Farmers Market before heading out to not one, not two, but THREE of our Punta Gorda Isles vacation homes. We delivered welcome packages for arriving guests and completed our multi-point inspections because we believe every guest should walk into a home that feels intentionally prepared and truly cared for.

We couldn't leave Punta Gorda without stopping into Staghorn Men's Apparel, Tom picked out some new navy work shirts, and we picked out our Son's Local Boy backpack.... we love supporting shop local!!

Next stop: Arcadia! We dropped off a welcome package at the River House, enjoyed lunch at Navagator Grill and got to visit our favorite bartender, Kristen Boda ❤️

Back to Punta Gorda we went to troubleshoot a Wi-Fi issue, with just enough time to accommodate an early check-in so our guests could beat the afternoon rain. ☔🏡

Now it's back to the office to review the professional photos from our Rotonda property—a project we've poured so much heart into. We can't wait to share the finished listing and open it up for bookings very soon!

Days like today are busy, but they're exactly why we love what we do. Every contract signed, every inspection completed, every problem solved, and every happy guest reminds us why we started Boda Property Solutions.
