A copy of our new Rules and Regulations is available in the office. Please come get a copy ,after reading them please bring us back the last page signed. If you would like a copy in your mailbox call and let us know. We need each lease guest to return the signature page. In addition you can print it out off our website,sign and return or email it. Thank you!

Maintaining exterior surfaces helps protect your home from Florida’s humidity, mold, algae, and seasonal debris.

Essential Exterior Maintenance Checklist

• Roofs
• Soft washing: Remove dark streaks caused by Gloeocapsa magma algae using low-pressure chemical cleaning rather than high-pressure washing to avoid damaging shingles or tile.
• Debris removal: Clear away fallen tree branches, leaves, and pine needles that trap moisture.
• Gutters and Downspouts
• Clear blockages: Scoop out accumulated leaves and dirt so heavy seasonal rain flows away from the foundation.
• Check drainage: Ensure downspouts direct water at least a few feet away from exterior walls and driveways.
• Driveways and Walkways
• Pressure washing: Eliminate oil stains, tire marks, and black mold or mildew buildup.
• Sealing: Apply a penetrating sealer after cleaning to prevent future staining and cracking.
• Patios, Decks, and Lanais
• Surface cleaning: Wash screen enclosures, pool decks, and pavers to remove mildew and pollen accumulation.
• Inspection: Check paver sand levels and re-sand joints if erosion has occurred.
• Siding and Exterior Walls
• House wash: Use a low-pressure exterior wash or biodegradable detergent to clean stucco, vinyl, or painted block.
• Vents and soffits: Inspect and clear bug screens and intake vents from cobwebs or wasp nests.

Friendly Reminder – Pet Rules
As the park gets busier for the winter season and we have more pets on the property, these rules will be strictly enforced.
All pets must be leashed at all times
Owners must clean up after their pets
Pets are not allowed in common areas
Failure to follow these rules may result in fines or non-renewal of your lease/space.
Thank you for helping keep our community clean and enjoyable for everyone.

Water Aerobics Schedule Update – Effective November 1st

Beginning November 1st, water aerobics will be limited to one session per day, Monday through Saturday, at 10:00 AM only.

This schedule change follows a discussion with the corporate office and is necessary to ensure the pool remains available for all residents to enjoy.

Please be advised that this directive comes from the corporate office, and I am responsible for ensuring that these guidelines are followed.

Thank you for your understanding, cooperation, and consideration of all residents who wish to use the pool.
