Mortgage rates are still moving week to week, and even a small change can affect what a monthly payment looks like. 🏡

The bigger takeaway? Don’t build your home search around one rate you saw online.

Your actual mortgage rate can depend on your loan type, credit, down payment, lender and other factors, so the best number to work from is the one your lender gives you based on your situation.

If buying is on your radar, start with the monthly payment you’re comfortable with and work backward from there.

A little Seguin real estate FYI 👇

The City of Seguin has proposed a property tax rate of $0.5294 per $100 of taxable value, up from the current $0.5135.

For a property with a $200,000 taxable value, the city estimates that difference would add about $31.80 per year to the City of Seguin portion of the property tax bill.

A couple things to keep in mind:
• This is still a proposal, not an adopted tax increase.
• The final public hearing is scheduled for September 15.
• Your actual impact depends on your property’s taxable value and any exemptions you qualify for.
• This only applies to the City of Seguin portion of your tax bill, not your total property taxes.

Nothing dramatic, just something worth knowing if you own or are looking to buy property in Seguin. 🏡

So when you’re looking at hunting property, look beyond the acreage.

A little market recap to kick off September.

There are a few numbers worth paying attention to right now. National active inventory reached 1.14 million homes, the highest level since 2019, while the median asking price slipped to $420,000.

Homebuyer payments also declined in July, mortgage delinquencies improved, and consumer credit remained stable.

At the same time, interest rates are still hanging around longer than many had hoped, which continues to play a big role in both buying and selling decisions.

More homes on the market, slightly lower asking prices, and interest rates continuing to shape the market.
