Both Airbnb and Vrbo have recently overhauled their host fee models. The shift moves away from low host commissions toward higher "host-only" or consolidated fee models to make checkout pricing more transparent to guests.
Airbnb: The Move to a Flat 15.5% "Host-Only" Fee
Airbnb transitioned all remaining hosts away from its legacy split-fee model (where hosts paid ~3% and guests paid 14%–16% at checkout) to a mandatory 15.5% single host service fee.
How it works: Airbnb takes 15.5% directly out of the host's total payout (calculated on the nightly rate plus host-added fees, like cleaning or pet fees). Guests no longer see a separate Airbnb service fee tacked onto their total at checkout.
Impact on earnings: If hosts do not adjust their pricing, they take roughly a 12%–13% cut to their net revenue compared to the old 3% split-fee model.
Host strategy: To offset the higher commission while keeping overall guest prices similar, hosts must increase their listing prices by ~14% to 16%.
Vrbo: Increase to a Flat 12% Commission Fee
Vrbo announced an update to its fee structure effective October 29, 2026, moving hosts and property managers to an all-in 12% commission rate.
How it works: The 12% commission applies to the booking subtotal (nightly rates + host fees).
What changed:
Pay-per-booking hosts: Previously paid a 5% commission + 3% credit card processing fee (~8% total). The change adds ~4 percentage points to their fee.

Impact on guests: Unlike Airbnb, Vrbo’s 12% rate is a host-side fee that does not eliminate the separate traveler service fee that guests pay at checkout.
Host strategy: Pay-per-booking hosts need to raise rates by ~4.5% to maintain their previous net.
