Encinitas just landed $33.6 million in federal money to make its railroad corridor safer, and the crossings you use every day are about to change.

The city won the grant for a round of upgrades along the tracks. New vehicle and pedestrian gates are coming to the E Street, D Street and Leucadia Boulevard crossings. One pedestrian crossing will close. Two new at-grade crossings for people on foot and on bikes will go in, plus a full undercrossing so you can get to the other side without waiting on a train. Encinitas covers 20% of the cost.

Mayor Bruce Ehlers called the corridor a vital transportation link and said the work will create safer crossings, improve connectivity, and better protect residents and visitors.

The money comes out of a $5.3 billion federal package for rail safety from the U.S. Department of Transportation. California pulled in close to $190 million of it, including work along the Amtrak Pacific Surfliner route.

Safer crossings, easier access to the coast, and less time stuck waiting on a train. Good news for anyone who lives, walks or rides here.

San Diego homes aren’t cooling down at night the way they normally do—and there’s a reason for it.

Water temperatures off Scripps Pier recently reached 76.6 degrees, nearly 10 degrees above normal. At the same time, the cold-water upwelling that typically helps create our marine layer has stalled. The result is warmer, more humid nights and homes that hold onto the day’s heat much longer.

A few things that can help:

🪟 Close blinds on west and south windows by 9am
🔥 Keep the stove off, grill outside, or eat cold
💨 Run your bath and kitchen fans to pull humid air out
🚪 Shut doors to rooms you don't use
🧰 Seal gaps under doors and around windows
🌙 Wait until the outdoor temperature drops before opening up the house

But the bigger homeowner conversation is what may be coming next. NOAA is forecasting the possibility of a very strong El Niño this fall and winter, which could bring heavier rain and temporarily elevated sea levels.

Now is the time to look at your roof, gutters, drainage, and grading—not once the first major storm is already in the forecast and contractors are booked.

A little preparation now could prevent a much bigger problem later.

San Diego isn’t quite ready to call it fall—but the September calendar certainly is. 🍇🍻✈️

This month brings grape stomping in Julian, Greek food and festivities in Cardiff, live music along Adams Avenue, the Blue Angels over Miramar, and Oktoberfest fun in Encinitas.

Which events are you adding to your calendar? 🗓️

San Diego just put its 30-foot height limit back on the books in the Midway District, and the project everyone's watching won't be touched by it.

Monday, the City Council voted unanimously to repeal the 2022 ordinance behind Measure C, which would have let buildings top 30 feet in the Midway area. Voters passed it with 51%, but the nonprofit Save Our Access sued and won. A state appeals court ruled the city never told voters enough about the environmental impact of taller buildings, and a judge ordered the approvals undone.

Restoring the limit does not stop Midway Rising, the massive redevelopment planned for the sports arena site. It calls for 4,254 homes in 105-foot buildings, a 16,000-seat arena standing 165 feet tall, and 2,000 units set aside as affordable housing. The developers say they can still build tall using California's density bonus law, which waives height rules for projects with affordable units.

San Diego's East Village just landed a major win, and it says a lot about where the neighborhood is headed.

Live Nation bought the historic Wonder Bread Building at 171 14th St. for $16.8 million and plans to turn it into a 4,000-person music venue. The company will preserve the 102-year-old red brick bakery as the lobby, entrance, and bar, then build a state-of-the-art venue behind it for concerts, comedy, and podcasts. Opening is set for fall 2028, with 85 to 90 shows a year.

This fills a real gap. Live Nation's other San Diego venues top out around 1,200 people, and the next step up is an arena. This new space gives mid-tier touring acts, the ones who sell out the Hollywood Palladium or MGM Music Hall in Boston, a real place to play here instead of skipping San Diego for years at a time.

If you're thinking about buying or selling near downtown or East Village, let's talk about how this project could shape your timing and your numbers.
