More bookings don't necessarily mean more profit.

Before taking on another rental arbitrage property, I want to know what remains after the costs are paid and how much time the property will require from me.

I also ask whether the property improves the business—or just gives me another set of problems to manage.

Revenue matters. But profit, workload, and the quality of the property all matter too.

That's how I look at potential leases.

If a landlord says no to Airbnb arbitrage, the problem may be the way the request was presented.

Saying, “Can I rent this and put it on Airbnb?” gives the landlord very little information. They may immediately start thinking about noise, damage, unpaid rent, complaints, and extra wear on the property.

A better conversation explains the business, who is responsible for the property, how guests are managed, and how rent will be handled.

The goal isn’t to hide that you’re operating a short-term rental. The goal is to give the landlord enough information to make a reasonable decision.

That’s the approach I teach students who want to get landlords comfortable with Airbnb arbitrage.

Most people start by looking at numbers. I don't. I start with places I already know, then check whether short-term rentals are allowed.

After that, I search Airbnb for the exact type of property I'm considering. I look at the number of listings, pricing, availability, and what the better properties are doing.

You don't need a complicated market report to start. You need to see what guests are already choosing and where the gaps are.

A city isn't profitable just because it's popular. That's where many new Airbnb hosts go wrong.

Before signing any lease, run the numbers. Look at demand, competition, seasonality, and local regulations to see whether bookings are actually supported by the market. The goal isn't to find a place people like—it's to find a place where the math already works.

Good investments start with good market selection.

My first Houston Airbnb looked like a great deal.

It had a rooftop overlooking downtown, and we turned the empty space into a full outdoor setup with a pergola, L-shaped couch, fire pit, dining area, and extra seating.

The problem wasn’t the rooftop.

The problem was the lease.

The unit came furnished, and we were paying about $1,000 more every month for that furniture.

After 12 months, that was $12,000 spent on furniture we didn’t own.

The first few months looked good. Then the numbers started going up and down. By the end of the year, we had basically broken even.

Now we avoid furnished units. If we do consider one, we negotiate the price instead of paying a premium.

If you’re doing rental arbitrage and adding units every time you want to grow, there’s a point where more properties can create more problems than profit.

More guest issues. More team problems. More things for you to keep checking. The hosts I’ve seen do well at scale tend to get each property running consistently before adding another one.

That means knowing what needs to happen, who handles it, and what the numbers should look like before taking on the next unit.

When I look at a short-term rental, I don't start with the revenue. I start with what it costs to operate.

A one-bedroom I rent for $1,700 can bring in around $2,500. After rent and basic utilities, there’s roughly $600 left on a direct booking.

That might not sound like much.

But if you have 12 units with similar numbers, you're looking at around $6,000 a month from one building.

Our nine-bedroom is a different deal. It costs about $11,200 a month in rent and utilities and can produce around $20,000 after Airbnb's fee, leaving roughly $8,700.

The point isn't that every property will produce these numbers. It's that the property has to work after the expenses are included.
