Rope access roof repair at Prince’s Square, W2.

The Issue:
A leak into the top-floor flat, traced to the parapet: blown masonry front and back, and a cracked gully full of debris. Wrigley Landon Properties fixed the issue via rope access—no expensive or unsightly scaffolding needed.

The Fix:
• Cleared out the cracked, debris-filled gully and sealed it
• Scraped back blown render and filled cracks
• Re-pointed defective mortar and adjusted/resealed lead flashing
• Applied 2 coats of EverCryl waterproofing and repainted to match.

Spotted early, fixed properly.

Switching managing agent is easier than most people expect. The changes that drag on usually stall at the same four points.

1. Check your notice period. Find the termination clause in your current agreement before you start talking to new agents.

2. Agree the brief. Settle what your building needs, and what went wrong last time, before you compare proposals.

3. Get the handover pack. Accounts, service charge records, contracts, insurance and compliance documents, all handed over in full.

4. Plan the first 90 days. Site visits, supplier reviews and a clear budget, so nothing is missed in the changeover.

Save this for your next board meeting and get in touch if you have any questions.

Our Q2 2026 Prime London Sales & Lettings report is out (Source: Lonres).

Main findings:

▪︎ Sales values have fallen at their fastest rate since 2009
▪︎ Rents are flat, and homes are letting faster
▪︎ Underneath both: a new tenancy regime (i.e. The Renters Rights Act); a new Prime Minister and a lot of speculation).

The Renters' Rights Act 2025 is live from 1st May 2026, and if you let a property in England, it changes how you operate from today.

Here's what matters most:

1. Tenancies are now rolling. No more fixed end dates. Your tenancy runs until your tenant gives 2 months' notice to leave.

2. One rent increase a year. It must be market-based, with 2 months' written notice. Tenants can challenge it at tribunal.

3. No more offers over asking. The advertised rent is the ceiling. Accepting more is now illegal.

4. No blanket bans. "No DSS, no children, no pets" is unlawful. Tenants have the right to request a pet; you can decline with a valid reason.

5. No more no-fault evictions. Section 21 is gone. To get your property back, you'll need a valid ground, such as as selling, moving in, serious arrears, or breach of contract.

Want more detail? We've put the whole act into a free, simple guide. Check out link in bio to download it.

*Applies to England only. This is not legal advice: speak to a property solicitor for specifics on your situation.
