🚨🚨UPDATE, JANUARY IS BOOKED🚨🚨
🚨🌴 MAJOR WINTER PRICE DROP — I’D RATHER HAVE YOU AT THE BEACH THAN LET THESE DATES SIT EMPTY! ☀️

We have a few longer openings left at our Orange Beach townhome, so I’ve cut the prices aggressively to get them booked.

First come, first served:

🏖️ Nov 8–21 — 14 nights — ONLY $1,250

🎄 Dec 1–17 — 17 nights — ONLY $1,400

🔥 Jan 3–28 — BOOKED

🛺 FREE STREET-LEGAL GOLF CART INCLUDED!

+$200 cleaning.

🛏️ Sleeps up to 8
🏖️ Private beach parking
🛺 Golf cart included
🔒 Gated community
🏊 Pool
🏓 Pickleball & tennis
🌊 Orange Beach, Alabama

These prices are specifically to fill these remaining winter dates. Once they're booked, they're gone.

Snowbirds, retirees, remote workers—or anybody who just wants to escape winter for a while—this is a heck of a deal.

📩 Message me directly for booking details.

Know somebody who spends winters on the Gulf Coast? Please tag them or share this with them! ☀️🌴

Apparently owning a beach rental wasn’t enough real estate for me. 🤣

☕ **GOOD MORNING, NORTHWEST FLORIDA!**

Here’s your completely unnecessary but surprisingly useful real estate lesson for the day. 😂

🏡 **DID YOU KNOW…**

You do NOT need a 20% down payment to buy a house.

The Zestimate is NOT the same thing as an appraisal. Please don't fight me. 😂

That “small project” the seller did himself may become *your* small project every Saturday for the next 6 months.

And my personal favorite…

The house you almost bought will somehow become the house you compare EVERY other house to. Every. Single. Time.

But here's the part I actually care about:

Buying or selling a home is a BIG damn deal. It's where birthdays happen, dogs destroy furniture, kids grow up, Thanksgiving gets too loud, and memories get made.

I’m still building my real estate business, and every call, referral, share, tag, and “Hey Jeff, I know somebody looking…” means more to me than you probably realize.

So even if you're **6 months, a year, or two years away** from making a move, ask me questions.

I’d rather help you get ready now than meet you when you're already overwhelmed.

And if I don't know the answer?

I'll find somebody who does.

Call or text me at 850-712-6329.

And if you're sitting there thinking, “I have questions, but I really don't want to make this a whole thing…” 😂
Just shoot me a text. Ask me whatever you want.

No awkward introduction required.

P.S. If your Zillow addiction has reached “checking houses that aren't even in my state” levels… we should probably talk. 😂

🏠 Apparently buying new construction now requires a spreadsheet, a calculator and an emotional support beverage. 😂

So I did the homework.

I went through the new-construction communities across Pace, Milton, Pensacola & Cantonment and put the useful stuff into ONE guide:

🏡 Starting prices
💰 Builder incentives
📐 Home sizes
🏘️ HOA info
📋 Current inventory

Because driving around from model home to model home collecting 47 brochures sounds like a terrible Saturday. 😂

Thinking about buying new construction?

👇 Comment NEW and I'll send you the complete guide.

No pressure. No sales pitch. Just something useful to help you figure out where to start.
