This origin story starts with us looking for something completely different to what we ended up with.

In 2021 we were convinced we were outgrowing our two bed in JBR. So we called a few agents, we widened the search, we looked at three-bed apartments, villas and townhouses further out. We didn’t love anything and in reality the budget never quite stretched.

Then we realised that we weren’t looking for more space for us, we were looking for more space for everyone who comes to visit, we were looking to commit to a whole extra bedroom for people who come a few times a year.

The rest of it still makes us laugh (including our agent Matt Kaye).

Shalu racing over after work and falling for the place in about a minute flat.

Phil turning up that evening with the world’s best poker face and a list of questions

Walking home Shalu was certain he hated it, then him casually saying “I love it!! What a great find”

Five years on, it’s still doing exactly what we bought it for. Just for other people’s families now, which is the best part 🤍

✨️ SURPRISE INCOMING! ✨️

Okay, this is where we’re putting our trust in our designer… 👀

She’s wrapping our kitchen, and the funny thing is, we genuinely don’t know what colour she’s chosen.

We’ve seen some possible renders, but we’ve left the final colour choice completely in her hands.

And now we’re just as curious as you are. 😂

So, looking at the renders… what do you think she’s gone for? (Poll below)

Trust the process… right? 😅

We’re renovating our apartment in Dubai and honestly, the order you do things in matters more than we expected.

We started by designing the bathroom we wanted, then found out what the building would actually allow. That’s backwards. If we were starting again, this is the order we’d follow:

1️⃣ Budget: know your number before you start designing
2️⃣ Function: work out how you want the space to work before making it beautiful
3️⃣ Design: floor plans, moodboard, materials, lighting, joinery
4️⃣ Developer NOC: check your building’s renovation rules before you commit to anything
5️⃣ Contractor: compare scope, not just price
6️⃣ Approvals: permits sorted before work begins
7️⃣ Procurement: order long lead items early, joinery especially
8️⃣ Build and snag: hold back part of the final payment until the snag list is closed

The one we’d flag hardest is number 4. Your building’s rules can quietly rule out things you’ve already chosen, and finding that out after you’ve signed off a design is an expensive way to learn it.

Save this if you’ve got a renovation coming up. And tell us: what’s the one thing you wish someone had warned you about before you started yours?

If you've made it through the carousel, you've just seen the side of running a business that rarely makes it onto social media.

The finished apartment is easy to share.

The months of uncertainty, cancelled bookings, endless waiting, unexpected setbacks and difficult decisions usually aren't.

2026 has tested us more than any year since we started this journey.

What began as a small damp patch in January became months of investigations, repairs, and delays that were completely outside our control. Along the way, the conflict meant Phil ended up living in the apartment instead of guests, tourism slowed, and just as we thought we could finally start putting things back together, he broke his wrist and needed surgery.

There were moments when walking away genuinely felt like the sensible option.

Instead, we chose to invest even more into a business that, at the time, wasn't giving us many reasons to.

Will it turn out to be the right decision?

We honestly don't know.

But we've realised that resilience isn't about pretending everything is fine or never facing setbacks. It's about believing that a difficult chapter doesn't have to be the end of the story.

If there's one thing this year has taught us, it's that behind every business you admire, there's probably a season you never saw.

Here's hoping this renovation marks the beginning of a much better chapter 🤞🏻

Something new is coming at Ain View Studio.

From tomorrow, our JBR studio will be temporarily closed while we begin renovation work and refresh the space.

We are using this quieter season intentionally, taking the time to invest back into the property, improve the guest experience, and make sure the studio feels even more comfortable for future stays.

Ain View Studio has always been designed as a calm and practical base in the heart of JBR, whether for short stays, longer visits, work trips, relocation periods, or simply time by the beach.

We will be sharing small updates along the way and cannot wait to welcome guests back once the refresh is complete.

A little pause now, for an even better stay soon.
